Fix the exact premises before comparing

Create one row per property. Copy the full recipient-confirmed address, formal locality fields, map pin and intended entrance. Keep the marketed area label in a separate column. Postal and administrative records answer different questions, and neither should be replaced by a familiar neighbourhood nickname.

If the listing omits an entrance or complete address, mark that field unknown and ask the property. Do not score an approximate pin as if it proved the building entrance, municipal authority, postcode or route to the beach. The comparison starts only when the candidates are identifiable.

List your exact destinations

Replace broad goals such as central, near transport or close to services with named destinations. Examples can include a specific terminal, workplace, school, attraction, hospital or licensed pharmacy. The worksheet does not decide which destinations matter; each reader supplies the places and frequency relevant to the stay.

Verify that every destination is the intended entity. The HCODE and Thai FDA services can help identify facilities or licensed establishments in their own scopes, but those records do not prove opening, stock, accessibility, an entrance or a usable route from the property.

Check routes and operations separately

For each property-to-destination pair, record the travel mode, route source and check date. Use the responsible operator for its named endpoint and current operation, then verify the last part of the journey independently. Do not copy a result from one route, entrance or date to another property.

Keep straight-line distance separate from an actual route. A map line cannot establish a continuous path, crossing, gradient, closure, accessibility or safety. If the route source disagrees with the address or entrance, preserve the disagreement and investigate rather than choosing the more convenient result.

Compare evidence, not area reputations

Review the completed fields: exact premises, exact destinations, route mode, source, date and unresolved conditions. A reader can then see which property has the fewest important unknowns for that personal plan. The worksheet does not output a universal area winner or publish a score.

Do not add neighbourhood claims about noise, nightlife, safety, pedestrian suitability, accessibility or car-free practicality. Those require claim-specific, current and often property-level evidence. When the evidence is missing, the honest comparison result is unknown.
